I will state up front, The Magic Square is a name I personally coined to brand the central, residential area of Brentwood, TN, the area directly around the Brentwood business district of Maryland Farms. This may be the only place you’ll hear The Magic Square but I believe it describes well the area I find myself showing to buyer clients most often.
But in case you’re not from around here, let’s look at the bigger picture, Williamson County.
Williamson County is comprised of the south/southwest quadrant of greater Nashville. It encompasses the incorporated (and a couple unincorporated) cities of Brentwood, Franklin, Nolensville, Arrington, College Grove, Spring Hill, Thompson’s Station and Fairview. Each of these have their own, unique features but one of the principal elements that keep people coming to Williamson County, especially as it relates to real estate, is the Williamson County schools. It is the schools, along with the quality of life, that keep property values what they are. But, I’ll come back to property values in a moment. First, the schools. Here are a few statistics. I’ll let you see for yourself:

Next, we should address property values. Because of the above school statistics and standards, property values generally remain high around this area. In fact, though property values did take a slight dip in 2008, in about 2013, they rebounded and we are currently well past what values were in 2008! Here are the average sales prices of homes in each of the cities within Williamson County, for May, 2020:
Brentwood: $912,134

Clearly, there are price points to meet most budgets in Williamson Country. But I want to point your attention to Brentwood. Because I have been a resident of Brentwood for almost 20 years, I’m not sure that there is a street in Brentwood that I haven’t driven at least 3 times!
The reason Brentwood is so strategic, related to greater Nashville, is because it encompasses the great aspects of Williamson County, and it is the northern-most part of Williamson County, so it’s closest to downtown Nashville. The area that I call “Central Brentwood” is the area right around Maryland Farms, the central business district of Brentwood, right at the intersection of I-65 and Old Hickory, Old Hickory being generally thought of as the northern-most boundary of Williamson County and Brentwood, since Brentwood is the northern-most city in Williamson County.
That being the case, from Maryland Farms, during off-peak hours, you can be in downtown Nashville in about 12 minutes and you can be at the Nashville International Airport in about 18 minutes. So, I believe it’s safe to say that Brentwood is convenient.

Back to The Magic Square. Let’s talk about Maryland Farms business and executive opportunities. Here is a list of some of the businesses and/or headquarters in Maryland Farms that you may recognize:

HCA (Administrative office, HR, Communications, etc.)
Konica/Minolta (Business Solutions)
LBMC, PC (CPA and Accounting Firm)
Brookdale (Senior Care Corporate offices)

…to name a few.
You may have noticed that Brentwood public schools rank very high in Nashville, Williamson County, Tennessee, and even the US in general. Along with the Brentwood Public Schools, within the Williamson County school district, Brentwood has two excellent private schools, one within The Magic Square, Brentwood Academy and Currey Ingram Academy, just outside of The Magic Square.
Brentwood Academy is conveniently located at the west threashold of Maryland Farms. If you would like to review their attributes, see the link below. I’ve lost count of the number of clients I have worked with to find homes close to Brentwood Academy.

Maryland Farms has almost 5,300,000 square feet of office space. With the plethora of businesses listed above, and several more, there are ample employment opportunities at all levels, but it is the executive opportunities that executives are drawn to in the residential neighborhoods that surround Maryland Farms.
The formal boundaries of what I call The Magic Square are Old Hickory to the north, Granny White to the west, Murray Lane to the south and Franklin Rd to the east. The neighborhoods within what I call The Magic Square are:
McGavock Farms
Brentwood Country Club
Meadowlake (which also includes Iroquois Estates)
However, within close proximity to this area—and I generally include these neighborhoods in The Magic Square, at least conceptually—are:
Belle Rive
River Oaks
Princeton Hills
Brass Lantern
Foxland Hall
Landmark of Brentwood
For another few-minute drive, you have all of the benefits of proximity to Maryland Farms and Williamson County/Brentwood Schools.
Finally, as I stated up front, this is where my wife and I live, work and play. We are fortunate enough to live in this area. Once we moved to the area a number of years ago, I realized the benefits of it, both by way of location and because of the stability of the area and property values because of its proximity to the executive area of Maryland Farms. My wife works in Maryland Farms and literally has a 1-mile drive to her office! Once we moved to this area and discovered the benefits, I coined the phrase, The Magic Square.
